KeyRenter Versus Other Utah Property Management

Utah property management sees many homeowners turning to them to get help managing the rental homes in Utah they own. KeyRenter is one of the Utah property management companies out of approximately eight others. They have been named the “Best Property Management” from Utah’s Best Of State awards.

They have been known to be more inexpensive than other Utah property management companies. This is because they charge a flat fee over a percentage fee. All the Utah property management companies except for KeyRenter uses a percentage fee. They usually charge around 8 to 10 percent of the rental price for monthly management fee.

KeyRenter charges a flat fee of $75 no matter how much the rental home costs. This is a nice perk for homeowners with homes that are charging more than $750 a month for rent payment. The only other fees KeyRenter requires is the $400 leasing fee that is only charged once and then the $75 end-of-year inspection of the house for your tax summaries.

Other Utah property managements charge the same fees for around the same costs. Some have additional fees that the homeowner has to pay for as well. This includes initial set up which ranges from $75 to $495. There is also marketing fees to get your house occupied quicker. KeyRenter offers marketing also, but it’s free. If the homeowner wants an enhanced package of marketing, they can do more with extra costs.

Cancellation fees tend to be cheaper with KeyRenter at $225 while others charge three months of management fees which can be approximately $400. There are also fees of maintenance reserves that can range from $200 to $300 with varied Utah property management. Although KeyRenter doesn’t charge any maintenance reserves fees, it provides an in-house maintenance crew.

The maintenance team is available at any time and any day of the week. This is a plus for homeowners since they might not trust outside contractors and can only contact them during regular work hours. With KeyRenter, they can trust the maintenance workers come from a reliable source and can professional repair or replace any problem. Compared to other Utah property managements, they all have the same goal of providing quality management, but KeyRenter provides this and at lower costs.
