Some home improvement projects will increase the value of your home, while others may actually decrease that value. Sometimes what you see as an improvement, others will see as something that must be undone in order to restore the value of a home.
Persons planning to live in the same home for several years may not have to worry about the trying to recoup the cost of their projects. If the improvement adds to their enjoyment of the home then the cost is simply spread out over time. If you plan to sell your home in the next short while, however, you want to do improvements that will add immediately to the value of your home.
One of the least expensive projects is painting. If you are able to be your own painter, then the project is a very inexpensive way to make a large difference in the appearance of your home. The materials for this project are very inexpensive. There may be some preparatory work that is necessary to prepare for painting. Be sure to protect other surfaces from spills and drips.
Colors of paint should be neutral. Whites or off whites will generally match anyone’s color scheme. If the next homeowner wants another color, cover up of these colors is usually accomplished with only one coat of paint.
Floor covering can also greatly change the appearance of the interior of your home. Choose longwearing neutral colors so that the floor covering does not have to be repeatedly changed.
While the following upgrades may have little effect on the dollars you receive when you sell your home, they can add to your comfort while you live there.
Make sure that your home is adequately insulated. This invisible improvement adds greatly to your comfort and lowers your heating and cooling bills. In fact you may be able to recover the cost of insulation simply through these savings in just a few seasons.
A second upgrade that may cost a bit more is to replace older windows with new ones. Older windows allow cold air to enter your home during the winter. They add to the draftiness of many older homes. Replacing those windows with newer vinyl double pane windows can once again save money in heating and cooling.
While you can find many ways to spend your home improvement dollars, these few will help you to recover those costs so that you can make other improvements to your home. Since it is your home, do those things that make you most comfortable.
