Now your probably wondering if these so called surplus or clearance items even exist. Well the answer is that they do. Choosing one of these clearance or surplus buildings is one of the best ways to save a good amount of money when you have finally chosen the right steel building for you.
When i say they do exist, it is only in the context in which i will be explaining through out this article. Since there are not many companies that provide and know of the concept of surplus or clearance when it comes to steel buildings, you have to realize that its more of a term to get the company more sales and make the customer happy by getting more for less price.
There are some distinct warning signs that the prefab building salesman that you’re dealing with is using the fake clearance building sales technique. It’s no secret that sometimes a real customer will purchase a steel garage and after the metal building has been fully fabricated something prohibits them from following through and accepting delivery.
These are the true surplus or clearance metal barns, fully fabricated and sitting in storage at the factory. If you tell your salesman that you would like to change the framed opening locations or possibly even the height of the building and he says that won’t be a problem and you can do that later after you sign the paperwork and place your deposit, you should know right then that it isn’t a true surplus metal garage.
Then whatever huge savings you think you’re getting are thrown out the window because you will be charged to make design changes that aren’t even possible if the steel building was truly already made. Also, true surplus or clearance prefabricated buildings should be able to ship out right away, obviously because they are completely fabricated already.
More things to keep in mind when you are taking advantage of these discounted prefab buildings is that there is no design load changes. Say the clearance building you want to buy has a roof snow load of 20 and a wind load of 90, this can not be changed and you should consult your building department to ensure that these specs are within range.
This will also be true for structural changes, and they can not be made, you must make sure that the size and farmed opening locations are okay with the department.
Keep in mind if you want to add an accessory that it must be located on the field, things such as a window or walkdoor. This is a great way to save some money on adding such things to your building, remember that these companies are willing to sell you these things at incredible prices because they do not want to keep storing them.
