Although issues to the plumbing or electric in the house may not be evident to the buyer, this is something their realtor will notice. They will likely use it in the buyer’s favor to negotiate the price down, or ask you to make the repair before an agreement of sale. If you make these small fixes before the first buyer arrives, this will be one less hassle you have to deal with later on.

Brightening up your home is also important. None of these things are reflected on an appraisal sheet but they improve your home’s marketability and typically show returns of three or more times the cost of the work. For these areas, look for a professional to make recommendations and carry out the projects.

Make the effort before the first potential buyer steps through the front door. Once you have lost the sale, it is unlikely that they will be back for a second look.
