<p>Your decision to purchase a condominium (condo) makes good financial sense! People who purchase a condo usually want to avoid the major upkeep and maintenance usually associated with a single family house.</p>
<p>Research is the key to making this purchase. Begin by examining your lifestyle and priorities. Determine what is important to you. Do you want to live in or near the city? Do you want to have a short commute to your job? Is the school system important to your family? Do you want to live in the suburbs? How many bedrooms and bathrooms do you want?</p>
<p>Next you will need to know how much you can afford in monthly mortgage payments. Make a budget and evaluate how you spend money. Then call a reputable mortgage company or bank. Tell them you are interested in receiving a &#8220;pre-approval.&#8221; Be prepared to give them your social security number and information about your income. The representative will do a calculation and determine the amount you can pay for a condo.</p>

<p>No matter which location you choose, you can&#8217;t go wrong. Most locations have taken great care in preserving their shorelines, placing boardwalks or piers to sight see from, and offer low priced and upscale hotels and condominiums to enjoy. Whether you are looking for a seasonal getaway or want to call one of these seaside locations home, you will not be disappointed. Florida is blessed with warm weather almost year round which makes it a great place to stroll in the sand, splash in the water, enjoy a sunset or take advantage of the beachside restaurants that provide lively entertainment and night life. <p>One of the biggest destination spots in the United States is Miami Beach. The tourist, fashion, and entertainment is what has made the city famous. Many people decide that they want to move to Miami Beach because it has so much to offer. If you are considering moving to Miami Beach then you will want to look at the condos that the city has to offer. Miami Beach condos are less expensive than houses and have just as much to offer in terms of housing.</p>
<p>The most famous area for purchasing Miami Beach condos is in the South Beach sector of the city. Back in the day this section of the city used to be the original vacation area and is now a historical district. Fifth Street offers several high rise condos that are home to many tourists. The Miami Beach condos on Fifth street have much to offer tourists and guests on top of being luxurious. Entertainment, food, and shopping areas all lie in the South Beach district.</p>
<p>Many condos have arisen in the Miami Beach area in the last few years. The condo market has increased by 1/3. Condos are now in fact accounting for about 13 percent of homes in the area. The condo market has been joined by many apartment owners transforming their old apartments into upscale condos. You may wonder why the increase of condos is so great. One important answer to this question is the fact that investors are attracted to investing into the area. Miami Beach condos are one of the biggest focuses of investors.</p>
<p>Investors want to invest in this area for several different reasons. Climate is the biggest factor. With it being warm all year there are many people that want to live here. This causes the market to continuously expand as there is a constant flow of home buyers moving into the area. Miami Beach condos allow for owners to have easy access to the beach and great ocean views. Also because of the climate, this region of the state is the most populated. Investors want to buy into Miami Beach because of these factors.</p>
<p>The problem is that Miami Beach condos have a high price. $500,000 is the average price for condos in Miami Beach. Most condos take about 150 days to sell in Miami Beach.</p>
<p>Many Miami Beach condos are owned by people who live out of the country or out of state. Having a second home is a great way for people to getaway when they want a vacation. Many of these units are for rent during the summer months as out of state owners will rent them out. This allows them to be with their families but get away from the cold weather. In the past the area has thrived solely on tourism but this is no longer the case. The real estate market has become a huge factor for the city while tourism is still a big contributor. The Miami Beach condos real estate market shows no sign of slowing down anytime soon.</p>

<p>With more homes being foreclosed on than ever before in history, savvy buyers are picking up homes are in great condition and are priced below the market. With a little patience and some preparation, homeownership could be a lot closer than you think &#8211; and a lot cheaper, too.</p>
<p>1. Be Prepared &#8211; Banks want to sell their foreclosures as fast as they can. In order to do this, they make their homes the cheapest on the street &#8211; and their strategy works. Most bank-owned properties sell in the first 30 days of being on the market. Make sure you are ready with a mortgage pre-approval or bank statement showing available funds when the house you like comes on the market.</p>
<p>2. The Best Things in Life Are Worth Working For &#8211; Sure, some foreclosures are in excellent shape, but if you want a deal of deals, you are going to have to put in some manual labor. Figure out what things cost to replace from reputable, professional sources and look for homes with &#8220;good bones.&#8221; Finding good structural components should be your primary concern. Countertops and carpeting can always be changed later.</p>
<p>3. Know The House You Are Buying &#8211; The home inspection is NOT the place to save money. Get the best inspector you can afford and be present at the inspection. If the house has a septic tank, make sure you get that inspected, too. Banks usually will not fix anything so it is really important to know the condition of the home you are investing in.</p>
<p>4. For The Best Houses in Foreclosure, The Asking Price Is Often The Selling Price Or Close to It- Banks do not want to waste time negotiating and they often price their houses accordingly. It is increasingly common to see multiple full-price offers on the best foreclosures the first week they come on the market. Know your market and offer accordingly. If full price is $30,000 below the comps, you are still buying for $30,000 less than you would otherwise be able.</p>
<p>5. A Realtor Will Do You A World Of Good &#8211; Agents spend lots of time combing the market for good deals. Good ones know their marketplace intimately and have often worked closely with many of your future neighbors. Use their experience to help you find the best deal possible. They will have the objective, professional eye you need to spot resale potential before you purchase. This single choice will save you thousands down the road &#8211; and agents usually charge buyers nothing to work with them!</p>
<p>It is really tough to be a seller right now &#8211; you cannot compete with the banks. If, however, you are thinking about buying a property, then there has not been a time like this to buy in decades. With home prices and interest rates at all time lows (but interest rates are rising!), homeownership is easier than it ever will be again for qualified buyers. And, for first time buyers, there is a once in a lifetime opportunity to get the government pay $8,000 towards your new home.</p>
